President
Carol Worsham
President and Chief Executive Officer
Carol Worsham began her property management career in 1978 and has worked as president and CEO of Winterwood, Inc since 1980. Carol is also a member and former president of the Board of Directors for the Kentucky Affordable Housing Association and a member of the Kentucky Governor’s Housing Policy Advisory Committee. Carol holds an accounting degree as well as Certified Professional Compliance designation as awarded by The Spectrum Companies, and Housing Credit Certification Professional designation as awarded by Theo Pro Compliance and Consulting, Inc. She completed numerous courses and trainings, including HUD and Rural Development seminars on subsidized housing, Spectrum Seminar, HUD and Kentucky Housing Corporation on Fair Housing and Equal Opportunity training sessions. She also completed Institute of Real Estate Management courses, including Marketing and Leasing Multi-Family Properties and Investment Real Estate – Financial Tools and Property Management Plan – IREM Model.
Currently, Carol is responsible for the entire oversight of each Winterwood, Inc property, with hands-on financial planning and execution to maximize the potential of each development. Additionally, she collaborates and networks with community housing advocates to assist in the preservation of affordable housing.
Executives
Fred Worsham, Sr.
Vice President
Fred Worsham, Sr. has worked as Vice President at Winterwood, Inc for 20 years. He is responsible for overseeing the preservation of the physical asset of each development and assists in the capital needs of each property. Fred troubleshoots daily physical maintenance issues with the corporate maintenance team, seeking creative and cost-effective solutions. He is also the general contractor for $2,000,000 of affordable housing contracts and is an LFUCG Registered Homebuilder, and built over $5,000,000 in residential homes.
Prior to joining Winterwood in 1990, Fred earned a degree in Fire Science and served as a firefighter and paramedic for the Lexington Fire Department.
Morten Lillelund
Chief Operating Officer
Morten Lillelund joined Winterwood, Inc’s executive team in the Spring of 2009 with an impressive background in corporate operations. From 1984-1993, Morten held various positions within public accounting, telecommunications, manufacturing and information technologies. From 1993-2008 Morten worked for Lexmark International, Inc., holding several positions, including Country Manager, EMEA CFO, Director of Corporate Planning, and Global Shared Service Center Director. He also completed the Lexmark Senior Management Training for Executives. In 2008, Morten worked for Amazon.com as the Global Shared Service Director. He holds a graduate degree in economics, has attended Best Practice Finance conferences and boasts extensive training and experience in Executive Public Speaking. Currently, Morten is propelling Winterwood, Inc’s growth with an emphasis on creativity, innovation and efficiency.
Lisa Von Halle
Chief Audit Executive
Beginning in 2011, Lisa will develop a Winterwood, Inc. Internal Audit Department. The mission of the department will be to provide independent, objective assurance and consulting services designed to add value and improve Winterwood, Inc.'s operations. The department will accomplish its objectives by bringing a systematic, disciplined approach to evaluating and improving the effectiveness of risk management, control and governance processes.
Education:
* Degree in Accounting
* Various HUD and Rural Development seminars.
Professional Experience
* Certified Public Accountant. Annual audits of over 200 HUD and Rural Development properties while audit manager at Miller, Mayer, Sullivan, and Stevens.
* Since April 1998, Chief Financial Officer for Winterwood, Inc.
* Oversees the accounting and budgeting for over 190 properties.
* Prepares and administers start up budgets
* Assists in analyzing and negotiating syndication terms
* Negotiates and assists in preparation of loan closing documents and negotiates financial restructuring agreements
* Oversees preparation of tax returns and annual audits.
* Member of the Kentucky Society of CPAs and the AICPA.
Patrick Cox
Chief Financial Officer
Pat Cox joined Winterwood, Inc. as Chief Financial Officer in May, 2010. Over the previous 15 years, Pat held various positions within Accounting and Finance at Lexmark International, Inc. He most recently served in a leadership role on Lexmark’s Global SAP implementation and Business Transformation effort. As CFO, Pat is charged with leading the Winterwood Finance team in an effort to implement and maintain industry best practices in its accounting and finance operations. Pat holds an MBA and Bachelors degree from the University of Kentucky and he passed the CPA exam in 1996.

IT Staff
The Winterwood IT staff manages over 200 complex sites in nine states. They provide the tools to our corporate and remote staff to operate efficiently and effectively. They provide a wide range of services and support, including but not limited to, helpdesk for both hardware and software, ISP management, design, implementation, and IP Telephony.

Field Supervisor
Field Supervisor
A Field Supervisor is a supporting role to the on-site Property Managers and all other associates in the field. As a Field Supervisor, travel is required, which may vary depending on the size of the assigned portfolio, which may also change as the company grows. A Field Supervisor will analyze, implement and monitor operational systems and understand the significant issues affecting properties and their performance. As Field Supervisor you would implement programs or make recommendations to correct problems and enhance the positive aspects of each property. As Field Supervisor you would directly manage, train, counsel and motivate all employees associated within your assigned portfolio. Field Supervisors are directly accountable for maximizing the financial performance of each community. Budget preparation and also ensuring, that each community operates within its budgetary guidelines. A Field Supervisor will ensure that each community is aesthetically attractive and that its in compliance with all physical as well as management requirements mandated by Winterwood, Inc., HUD, LIHTC, and RD. Oversee and manage contracted services as needed, administration reporting, safety and legal compliance. Oversee and comply with policies related to employment and Human Resources. Using tools, methods, & systems to gather and interpret current market/economic trends that may impact the communities within your portfolio. Directly accountable for complying with Winterwood Inc. policies, all state, federal and/or local laws relating to Fair Housing, HUD, LIHTC, and RD.
Develop and maintain positive relationships with property owners, fellow associates at Winterwood, Inc., as well as residents of Winterwood, Inc. Field Supervisors are team players in a supporting role initiating resident programs and functions, coordinating with Property Managers at each community within your assigned portfolio. Maintaining a positive attitude and professional demeanor at all times, having the willingness and ability to do whatever it takes to get the job done. Communicate with your direct supervisor (Asset Manager) in a clear, concise manner on a regular basis ensuring that each community operates within its guidelines set for compliance, occupancy, collections, turnover and resident relations. Ensure that the proper leasing, management and accounting paperwork is completed and submitted in a timely manner by each community. Oversee the overall client satisfaction at each community within your assigned portfolio protecting their assets with integrity. A Field Supervisor would enjoy working with the people, an expert at multitasking, and a proactive thinker that adapts easily to change and is excellent at problem solving. Must have the ability to see the big picture, yet be detailed oriented for compliance related issues.
